Rates are not published here becasue they can vary based on the program and features of that program applicable to your specific profile and needs. They are subject to change prior to being locked in, they typically change on a daily basis, but sometimes (lately) we have had multiple rate changes during any given day. A variety of programs are available to suite the borrower's needs. The programs will be determined by the type of transaction, your credit profile, your income, assets, debt, and the downpayment or remaining equity.

The following are the primary programs utilized, but other options are available if neccessary:

Fixed Rate - terms vary from 10, 15, 20, 30, & 40

Adjustable Rate / ARM - terms vary from 1, 6 or 12 months and for initial fixed terms of 3,5,7, & 10 years

Interest Only - for periods up to 10 years

Conforming, Jumbo, SubPrime, & Hard Equity Programs available

Note Sale / Brokerage - sell all or part of privately held financing
